Its proprietary proptech (property technology) platform helps homebuyers purchase homes starting with 5% equity without a mortgage and lowers monthly housing costs. The unique fractional real estate ownership model also simplifies rental property investments by enabling investors to click-sign-purchase real estate fractional ownership, starting at $100 of property value. We are founded with a mission to solve many problems facing real estate affordability, ownership, and investment and to simplify & digitize real estate as we believe that sharing ownership creates a sustainable housing solution without government subsidy. Our mission is to make everything real estate better, introduce equity sharing to everyone, help solve the housing crisis, and leverage Zeehaus coins as digital tokens with real value backed by property ownership. Zeehaus proprietary technology, along with our custom Zeehaus coins and blockchain, is going to improve the way people buy & invest in real estate with secure and borderless property ownership & transfer. In this funding round, we are conducting a very strong offering for perspective Zeehaus investors by giving investors shares of the company as well as stakes in the real estate properties, as 100% of the investments (minus customary costs) will be used to purchase 3 to 4 properties, with a target holding period of ~5 years. When a property is sold, the entire proceeds (minus customary costs) will be given back to investors in the form of a dividend payout (equals to roughly an IRR of 12%)

We offer an innovative homeownership model for buyers to achieve homeownership starting at 5% and pay a lower monthly payment in exchange for sharing property appreciation. Investor’s rate of return (buyer rental payments) is based on a “range of 4% to 5%” and a cap will be placed on the property appreciation shared with investors to roughly 2% to 3% annually. Assuming the current 30-year fixed mortgage interest rate is 6.5%. Here is an example how it works: -> We will set the investor ROI to be 2% lower at 4.5% annually, which is the buyer’s annual rent, -> Then the appreciation will be capped at 3% annually (when property is sold or refinanced). -> The maximum investor ROI is therefore 7.5% annually. -> We add a 1% premium to account for the additional risk that property might not appreciate. This balance approach is to make our model competitive due to the presently high interest rates, and always keeping it much more affordable to achieve homeownership.
