Residential and commercial real estate investing within the community of Alexandria, Indiana The Alexandria, Indiana Growth Fund (the “Fund”) will focus on the purchase, renovation, and management of both commercial and industrial real estate within and near Alexandria, Indiana. The Fund is seeking to raise equity funds to utilize Management experience and various competitive advantages to generate outsized shareholder returns. These advantages included a pipeline of proprietary investment opportunities, renovation materials acquired at a lower cost than competitors, and a deep understanding of the local market. We are seeking to raise a $5,000,000 real estate fund with capital from accredited investors in order to take advantage of a unique opportunity within a growing community. Our unique positioning, experience, cultivated pipeline, and key relationships is anticipated to yield significant benefits to both fund investors and community. Historically, Management has achieved significant investment returns utilizing an incredibly conservative capital structure (no debt) and conservative growth strategy (these historical returns are detailed in the Appendix). The Alexandria, Indiana Growth Fund is built on this foundation of success at scale, and to optimize equity returns while utilizing debt capital in addition to equity. Through an already established network of subcontractors, material acquisition sources, local officials, and other key members of the local real estate sector in and around Alexandria, Indiana, we will acquire, renovate, and oversee commercial and residential properties within this growing town north of Indianapolis, Indiana. Fund investors can expect quick acquisitions and renovations, with multiple properties already in the Fund’s Pipeline (see Pipeline slides for details). The Fund is in a unique position to take advantage of several positive factors unique to this particular fund, including proprietary deal flow and a lower cost of renovation materials.
