The OZFund, LP is a community focused Qualified Opportunity Fund (QOF). We are acquiring distressed below-market properties in Lancaster and York, PA for redevelopment into affordable rental housing & commercial space. Our first project is underway. The OZFund provides a path for investors to support local communities that has never been available until now, and seeks to encourage investment that will support low-income communities. We have acquired a large property located in the City of Lancaster, PA, an Opportunity Zone. The property is being developed into +/- 72 affordable apartments and +/- 15,000 sf of commercial space, including a daycare facility, urgent/family health center and retail businesses. The purpose of investing in the OZFund, is to support the transformation of distressed neighborhoods into thriving economic hubs. According to the Secretary of the US Treasury: “Opportunity Zones are helping to revitalize communities and create jobs for hardworking Americans”. According to the published rules for Investing in Opportunity Zone Funds, an investment in the OZFund should be of interest to Investors who wish to roll over a capital gain or Investors who wish to eliminate tax on any profit made from investing in the OZFund. First, Investors can defer capital gains taxes from initial sale of stocks, bonds, real estate, businesses and other assets. The capital gain must be invested in the OZFund within 180 days of the sale of an asset. Second, capital gains taxes can be partially reduced 10% if the investment is held for 5 years or until 2026, when the capital gain must be paid. Third, any investment held in the OZFund for at least 10 years will not be liable for any federal tax on profits made from the investment. Our plans call for a mixed-use residential/commercial development in the City of Lancaster, PA, at a long-vacant and underutilized site. Our redevelopment is located on a major corridor at the city’s southern gateway and will provide 72 apartments helping to increase the city’s currently low residential inventory and address the very strong demand for new housing and urban living. The project will help to meet the community’s recent and critical need for affordable housing.
