Cumberland Property Investments, LLC has formed a new LLC, REI615, LLC to hold 30-35 residential and commercial properties within a 0.5 mile diameter in an emerging core Nashville, TN neighborhood. The strategy is to acquire for under market value, then hold and rent the portfolio of properties from 2016 to 2019, then begin selling the properties as-is for their 2019 value to mainstream developers that will be transforming this neighborhood by 2019. This neighborhood is at the end of the pioneer development stage and just hitting the beginning signs of mainstream development. Our goal is to acquire now, then hold as mainstream developers then acquire and develop property all around our holdings. We will hold and rent during the property appreciation period as development becomes mainstream in this neighborhood, then sell to developers during the latter side of the mainstream development phase, when our properties are some of the last undeveloped lots in the neighborhood. Each $125,000 invested earns an 8% equity stake in REI615, LLC up to $750,000 crowdfunded capital raised. Once we reach $750,000, our bank has committed $2.75MM for a total of $3.5MM REI615, LLC will use to acquire properties, manage rental of the properties and operate the LLC. We expect the portfolio to be worth roughly $5.3MM in 2019, when we begin selling our properties to developers. We expect 8% equity to be worth roughly $200,000 when we sell the portfolio of properties in 2019. This represents a 20% return each year for the three year investment. Investors will receive their principal investment back first, then the bank line will be paid down, then each investor will earn their respective equity percentage in disbursements with each subsequent property sale until the entire portfolio has been sold for maximum value.
