For 25 years we have been acquiring, improving, and selling value-add real estate in the Jacksonville, Florida market. Anabasis Equity Partners utilizes proprietary research and analysis methodologies to acquire undervalued, off-market properties and increase the value and/or net operating income through strategic renovations, hands-on management, and operating efficiencies. The greater Jacksonville, Florida market has many such properties in a fast-growing real estate market that is not yet overpriced, and has a growing, stable economy grounded in insurance, banking, and U.S. Navy operations. Managing Partners Mark Ocepek and James Stuber have a 25-year history of working together in real estate, fund management, and private equity investments and operations. Managing Partner Bryce Ocepek has a solid track record in real estate transaction, having successfully managed buy- and sell-side transaction totaling some $16.5 million. AEP’s principals have compiled an impressive record of successful opportunistic and value-add real estate investments with exceptional IRR in single-family, multi-family, commercial, and land development settings. Building on the success of the prior projects of its principals, AEP has launched Anabasis Equity Fund I. Organized under Rule 506(c) of SEC Reg D, the Fund is open to verified accredited investors. The Fund’s managers will seek to generate attractive risk-adjusted returns in the range of 16% to 17% gross annualized returns with a net return of 12% to 15%.

Acquisition, improvement, operation, and disposition of off-market value-add real estate properties

Anabasis Equity Partners utilizes proprietary research and analysis methodologies to acquire undervalued, off-market properties and increase the value and/or net operating income through strategic renovations, hands-on management, and operating efficiencies. The first step is acquiring deal flow through off-market lead generation. Using our proprietary methodologies, we are able to locate individuals that own distressed properties and need cash. We also own and operate Anabasis Realty, where we can give clients the “cash offer” route. Through these processes, we continually contract properties at below market value. After acquiring off-market, undervalued properties, we then increase the value of such properties through cost-effective renovations. AEP practices hands-on management, which enables us to better control costs and the quality of work performed. We then sell or hold and rent the property according to market conditions so as to maximize return on investment.
